Located in Zone 1, Barbican is at the centre of London's business district and home to Europe's largest cultural centre, the Barbican Centre. Well served by local and national transport links, Barbican is definitely worth a look for companies needing office space, no matter what the scale or focus of your organisation.
Geography
Barbican is located on the east side of central London and is home to one of the largest post-war regeneration building schemes in the city. The Barbican Estate was built in the 1960's following extensive bombing devastation to the area, and remains one of the world's best examples of Brutalist architecture. Surrounding the Estate you will find an area geared towards businesses, with numerous shops, restaurants, printing companies, dry-cleaners, gyms and meeting facilities.
Barbican is incredibly well connected to transport links. A short walk away from the Barbican tube stop you will find further tube stations at Farringdon, Moorgate, Old Street, Liverpool Street and St Pauls.
Local economy
Alongside the Barbican Centre, an oasis within the city that boasts a world-class theatre, arts, film and music programme set within beautiful architecture and water features, you will also find The Museum of London and various smaller galleries and design centres. There is definitely a creative vibe to the area with University of the Arts London based just up the road.
This vibrant area plays host to one of London's oldest markets, Smithfield Market, which has been selling food and produce for over 140 years. Barbican is also home to over 2,000 homes spread across 35 acres, which ranges from affordable to high-end properties that are a stones throw away from central London.
Office space
Barbican has a healthy provision of office space that can be found for a range of prices. Although Barbican is found in Zone 1 and is known as a very hip area to live and work, with prices reflecting this, it is still possible to find something affordable.
Offices are located in various types of building, but it is likely, if you are looking in central Barbican, that the building will be fairly modern. Older and listed buildings can be found towards Farrington and Clerkenwell. Due to the high level of businesses and offices in the area you will also find a broad range of facilities (serviced/hot-desking/communal areas/private lease) that will suit both large and small organisations.
Prices will go down in this area the further east you choose to be located (towards Old Street) but continue to remain high further towards central London.
- The average office rental rate in Barbican is £507 per person per month.
- Lowest rate: 5 St John’s Lane - £350 p/p p/m (view)
