Famous as the home of one of London’s most iconic buildings – the Battersea Power Station, currently being developed – this once rough-and-tumble neighbourhood south of the river is quickly becoming one of the hottest business postcodes in the Capital.
Geography
Nestled on the south bank of the River Thames, Battersea is a melting pot of central London. Situated conveniently in zone two, the neighbourhood is bordered by the river on the north, Lambeth to the east and Camberwell and Streatham to the southeast. Located close to Chelsea, Vauxhall, Knightsbridge and Brixton, this central location is easily accessible to all parts of London, from the poshest of the posh to hip, up-and-coming areas. With the beautiful but bleak Battersea Power Station looming, this neighbourhood is the very essence of modern London. Glorious Battersea Park serves as the centre of the neighbourhood.
Transportation
While Battersea isn’t yet connected to the underground, plans are in the works to extend the Northern line and build a station in the neighbourhood. Currently, the closest underground stations are Vauxhall on the Victoria line and Clapham Junction on the Northern line. The latter is also a hub of the newly refurbished London Overground, going east as far as Stratford and West as far as Kensal Rise and Hampstead. The 344 bus, which runs frequently, is a fast way to get from Clapham Junction to Battersea. Battersea Park Road Station has national rail services running to Surrey while trains from Queenstown Road run to Waterloo one way and the other through Windsor, Eton, Hounslow and Richmond.
Office space in Battersea
Battersea is characterised by the contrast between Victorian and Edwardian mansion blocks with the high-flying glass structures of the modern era. This area is becoming gentrified fast and this is only set to escalate with the high profile re-devlopment of the iconic power station. As such the area boasts a number of new-build commercial properties, with the option to hire everything from single desk space to corporate headquarters capable of holding up to 300 people. Whether you’re looking for a gleaming, glass-fronted building or something a little more modest, there is a plethora to choose from. The more adventurous business owner can also turn to the number of warehouse spaces in the area for a dynamic and creative environment.
Rental rates
Don’t let Battersea’s proximity to the expensive environs of Chelsea make you think that setting up shop here is completely unaffordable. In fact, it’s just the opposite. Battersea is a neighbourhood in transition, so whilst some of the more premium options will certainly cost you, there are still excellent deals to be had. Offices are available for as little as £125 per person per month, meaning even entrepreneurs on a slim budget can get a foothold in this desirable location. Desk space – an increasingly popular option for smaller start-ups and freelancers - can be found for incredibly reasonable rates.
- The average office rental rate in Battersea is £331 per person per month
- Lowest rate: Ingate Place - £125 p/p p/m (view)

Economy
As a once troubled neighbourhood, Battersea is largely a bastion of young and hip businesses. Media companies, PR firms and start-ups have a natural home in this eye of the gentrification storm. But, as the Battersea Power Station is redeveloped and the whisper of improved transport links gather pace, this could quickly become a business hub of South London to rival Canary Wharf and the famous Silicon Roundabout in Shoreditch.
