Finchley, in north London, is more than just a leafy suburb, it is home to a thriving economy that is attracting lots of businesses thanks to its reasonable office rates and great transport links. If you are looking for affordable, good quality office space and prefer the calm of suburbia to the hustle and bustle of Central London, then Finchley is well worth a look.
Geography
Finchley is essentially a large town that has become enveloped into north London over the years. It actually has three town centres and is traditionally divided into four sections: east, west, north and south. It is one of the more reasonably priced areas of London and is less crowded than most other parts of north London. Finchley is only 7 miles from the centre of London and is easily accessible by tube, bus and road.
Office space
The amount of office space in the area is increasing to meet demand and as a consequence it has remained reasonably priced. A range of options are available, including serviced and non-serviced spaces as well as offices with warehousing facilities.
Prices for serviced offices start from around £175 per person per month and go up to around £400 per person per month. Non-serviced offices are available at lower rates and start from around £100 per person per month. Warehouse rates vary hugely depending on the size of the unit and the facilities included.
For comparison, prices in more fashionable areas, such as Canary Wharf, tend to be around double the prices found in Finchley, so it is easy to see why the area is attracting more and more businesses.
Economy
Finchley has a mixed economy which is broadly based around retail. There is no local industry as such, but the area is known for its restaurants and pubs and has three focal areas each with its own thriving retail precinct (in our opinion the best shopping is on Ballards Lane and the High Road). As well as the usual shops you find on a high street you'll also find specialist supermarkets and food stores as well as a selection of locally owned boutiques. The enormous Brent Cross shopping centre is only a ten minute drive away.
Finchley is also known for its artistic vibe and there are quite a few galleries dotted around, as well as a large community arts centre which encompasses two theatres, drama/dance studios, gallery space and a cafe.
Because of it's easy access to the City, Finchley is popular with workers in the financial sector and many of its residents travel into Central London each day to work.
Getting around
Finchley is well connected to the centre of London and is especially handy for the West End and financial district. It is home to four underground stations, East Finchley (zone 3), Finchley Central (zone 4), West Finchley (zone 4) and Woodside Park (zone 4). All are on the High Barnet branch of the Northern line. East Finchley is the closest to town being only 21 minutes from Charing Cross. The furthest out of town is Woodside, which is around 30 minutes from Charing Cross.
Finchley is well-served by road and there is easy access both in and out of London. Two of London's most important roads merge at the southern edge of the borough, the A1 and the A406 North Circular.
The bus station in North Finchley is a major hub and connects nine bus routes, which provide access to the whole of London.
