With the whole Borough of Wandsworth seeing a vast amount of investment and development in recent years, this could be the perfect time to jump in on the ground floor of one of the most up and coming areas of London.
Location
Situated just south of the River Thames, the Borough of Wandsworth is slowly becoming one of the more affluent residential areas of London, being within touching distance of the City of London itself. The area is well known for its scenery and green areas, most notably Battersea Park and Wandsworth Common, making this an idyllic and peaceful place to both live and work.
The South Bank of the river in this region has seen huge improvements to the area and with £1 billion recently invested into new developments in the area, these improvements are likely to see the area really flourish as a commercial centre, particularly with the redevelopment of the famous Battersea Power Station and surrounding Nine Elms area.
Office space in Wandsworth
Office space in the Borough of Wandsworth consists mainly of smaller complexes dotted throughout the district in both residential areas and industrial areas. There has been little room for larger office complexes and business centres to develop in the area.
The quality of the smaller centres has helped the area become something of a hotspot for new businesses. There are a great deal of these smaller office complexes available, such as those at Orega, Ingate Place and Penhurst House which are all perfectly suited to small or start-up businesses. This has been supported by a rate relief for small businesses in the area, making Wandsworth a key business incubator and an exciting prospect for the future.
The area is mostly residential and is currently one of the smallest boroughs in terms of commercial office space. However, this is set to change with the developments at Battersea and Nine Elms which are aiming to turn unused industrial space into state of the art commercial space, opening up over 2.5 million square feet of space for potential office and retail use. This area has also been confirmed as the future location for the US and Dutch Embassies.
- The average office rental rate for Wandsworth is £283 per person per month
- Lowest rate: Ingate Place - £125 p/p p/m (view)
- Highest rate: Penhurst House - £575 p/p p/m (view)
Getting around
The area is very well served in terms of transport and this is only likely to improve with planned redevelopment of Wandsworth Town station and with the development of a major Underground station alongside the Battersea and Nine Elms development.
The focal point is Clapham Junction, actually located in Battersea, which is the central hub of train travel in the borough and one of the busiest stations in the whole of Europe. With connections to both London Waterloo and London Victoria, this connection provides access to a great deal of Southern England.
The area is also connected to the London Underground by the District and Northern lines, providing an important link with King’s Cross St Pancras and the European stations served by the Eurostar.
