Wembley is currently undergoing a significant amount of re-development and new commercial facilities are very much a part of its regeneration.
Getting around
Because Wembley is home to Wembley Stadium and Arena, its transport infrastructure is very good. Several bus services serve the area and buses run throughout the night. Shuttle bus services run between the train stations and the Arena and Stadium.
Wembley has four main train stations: Wembley Stadium, Wembley Central, North Wembley and Wembley Park. Wembley Stadium is on the Chiltern Main Line. Wembley Central and North Wembley are on the Bakerloo Line and Southern and Watford DC Lines. Wembley Park is on the Metropolitan and Jubilee Lines.
Wembley is close to the North Circular (A406) and Harrow Road runs through its centre. There are three car parks in the town centre, all of which charge.
Overall, if you are looking for affordable office space in an up and coming area with great transport links, then Wembley Stadium could well be the location for you.
Geography
Wembley, in northwest London, is an area in the London Borough of Brent. It is around 10 miles from the centre of London and about 30 minutes by tube. It is a 12 minute train journey from Marylebone Station. The area is most famous for the legendary Wembley Stadium and Arena.
Office space
Wembley had been in the doldrums for the last 20 years or so until the recent redevelopment programme began. The plan for Wembley includes retail space and commercial office space, particularly in the area around the stadium.
Office space in Wembley is usually relatively affordable compared to most other areas of London, and around half the price of somewhere like Finsbury. Prices start at around £150 per person per month and rise to around £300 per person per month. Non-serviced and serviced office space is available and prices vary depending on the office's proximity to one of the four stations.
New commercial premises are being built close to Wembley Stadium as part of the redevelopment of this once run down area. As the area improves we may see the price of office space rise but any increase will probably be some time off due to the large supply of office premises that is about to become available.
The development around the stadium will also include warehouse space with integrated offices.
- The average office rental rate in Wembley is £229 per person per month
- Lowest rate: Empire House - £150 p/p p/m (view)
- Highest rate: 1 Olympic Way - £265 p/p p/m (view)
Economy
Wembley is a mixture of commercial and residential areas. Retail is very important to the local economy and the main areas for shopping are centred around Wembley High Road, Ealing Road and Central Square. Visitors brought into the area by Wembley Stadium and Arena are very important to the economy. The area has a culturally diverse population and there are lots of restaurants and shops representing many different nations and cultures.
The commercial and industrial area is concentrated around Wembley Stadium and further south in Brent Park. There is also a market on most Sundays in a car park at the front of the stadium.
Wembley is undergoing a large-scale redevelopment which is based around Wembley Stadium. New leisure facilities, a cinema, retail and residential units, a Civic Centre, assembly hall, council offices and a library are all being built there.
The Sales and Service Centre for Air France-KLM European is also located in Wembley and employs significant numbers of local people.
